This property is a HUD home. Typical of HUD homes this property needs some repair. The pant color choices and finishes are very unique and cater to specific tastes. The carpet and wood floor both need to be redone. One of the main things I noticed right away are the stairs leading to the front door. As happens a lot in Park View the stairs have separated from the main structure and sunk substantially. The other thing to take note of is that there is no bathroom on the main floor, all bathrooms are upstairs.
Even though there are some negative things about this property there are also some positives. The furnace looks fairly new and in good condition. All appliances in the kitchen will be coming with the property. The widows still seemed to have a lot of life left in them as well.
Over all I think this is a good property. Some cosmetic repairs would take this property a long way. The pricing of the home seems fair as well. Another home just went on the market with the same floor plan for $32,200 more. Granted the other home has a finished basement which adds an additional bedroom and bathroom, but it shows that this home could have some sweat equity. The other home starts showings this weekend so stay tuned for my review/comparison.
